Interior Construction Defects in Hotels Often Only “Surface” After 6-12 Months of Operation

In the Hospitality industry, a successful handover ceremony is not the final guarantee of construction quality. In reality, certain technical flaws remain hidden and only emerge after 6-12 months of actual operation, when temperature fluctuations, humidity, and usage intensity start to put materials to the test.

 

1.   Why don’t construction defects appear immediately at handover?

At the time of completion, everything often appears flawless thanks to surface finishes and thorough cleaning. However, after a period of operation:

Environmental fluctuations: Continuous air-conditioning creates temperature and humidity differences between indoor and outdoor environments.

Actual usage intensity: Guest traffic and industrial cleaning processes gradually wear down construction details that lack long-term durability.

2.   Common groups of defects after one year of operation

Surface delamination in humid areas

This is the most common defect in areas such as bathrooms or pantries. If contractors fail to use high-grade moisture-resistant wood cores or properly sealed edge-banding technology, moisture penetrates the core, causing swelling and delamination of Acrylic or Veneer finishes.

Joint gaps caused by tolerance miscalculations

When projects are rushed to meet deadlines, allowances for natural material expansion and contraction are often overlooked. After several seasonal cycles, joints between wood and stone or large wood panels begin to separate, compromising the visual integrity of the space.

Large cabinetry systems or built-in wall panels that lack proper rear moisture protection and structural reinforcement are prone to deformation. This leads to jammed cabinet doors, warped panels, and gaps that are difficult to rectify.

BOH spaces are often given less attention than Front-of-House (FOH) areas, despite being subject to the highest impact and usage intensity. Using materials that do not meet load-bearing and durability standards results in chipping and severe degradation shortly after operation begins.

3.   Root causes: The trade-off between Schedule and Quality

Schedule-driven construction: Pressure from fixed opening dates compresses production and installation timelines, leading to the omission of critical technical treatments at the factory stage.

Insufficient mock-up validation: Fast-track approval without proper testing of technical standards (fire resistance, moisture resistance, etc.) during the mock-up phase plants the seeds for future failures.

Hidden MEP conflicts: Discrepancies between interior drawings and actual MEP installations can cause access panels and technical shafts to be blocked by millwork. This results in destructive dismantling of costly finishes when electrical or plumbing issues arise during operation.
